Amazon CEO Andy Jassy recently announced that the tech giant will be adding $1.4 billion to a fund established three years ago to address the affordable housing crisis in regions where the company has major corporate offices. This new investment will be in addition to the $2.2 billion that Amazon had already put towards creating or preserving 21,000 affordable housing units in areas such as the Puget Sound in Washington state, Arlington, Virginia, and Nashville, Tennessee. The goal of the Housing Equity Fund, which was launched in 2021, was to fund 20,000 units over five years. The additional funding will further support the construction or maintenance of 14,000 more homes through grants and below-market-rate loans.
A significant portion of the funding from Amazon’s Housing Equity Fund has been allocated towards preservation projects that utilize existing housing. According to Alice Shobe, the global director of Amazon’s Community Impact division, 59% of the units supported by Amazon have been preservation projects. These projects involve providing donations and loans to nonprofits and local government agencies to purchase buildings and stabilize rents, thereby maintaining naturally occurring affordable housing. By preventing private developers from remodeling apartment buildings and increasing rental prices, Amazon aims to make a positive impact on the availability of affordable housing in the communities it serves.
Amazon has strategically targeted its investments towards providing housing for individuals with low-to-moderate incomes, defined as those earning 30% to 80% of a region’s area median income. This demographic, often referred to as the “missing middle,” includes professionals such as nursing assistants and teachers who do not qualify for government subsidies but still struggle to afford housing.
